Types of Mold Inspections Offered

• Complete Mold Inspection

• Limited Mold Inspection

Complete Mold Inspection

The complete mold inspection is performed by an IAC2 certified mold inspector.

The complete mold inspection is performed in accordance with the Mold Inspection Standards of

Practice of the International Association of Certified Indoor Air Consultants (www.IAC2.org).

The inspector shall perform:

• a non-invasive visual examination of the readily accessible, visible, and installed systems

and components of the building listed in the IAC2 Mold Inspection Standards of Practice.

• Moisture, temperature, and humidity measurements

• At least three air samples (one indoor and two outdoor)

• Possibly one surface sampling at an area of concern

The inspector shall report:

• moisture intrusion,

• water damage,

• musty odors,

• apparent mold growth, or

• conditions conducive to mold growth.

• results of a laboratory analysis of all mold samplings taken at the building.

• any system or component listed in the Standards of Practice that were not visually

examined and the reason(s) they were not inspected.

Unless the inspector and client agree to a limitation of the inspection, the inspection will be

performed on the primary building and parking structure.

A Complete Mold Inspection includes:

• Visual examination of the entire building, its systems and components

• Moisture, temperature, and humidity measurements

• Mold samples

                            

Limited Mold Inspection

The limited mold inspection is performed by an IAC2 certified mold inspector.

The difference between a Complete Mold Inspection and a Limited Mold Inspection is a

limitation of the non-invasive visual examination of the building. The limited mold inspection

does not include a visual examination of the entire building, but is limited to a specific area of

the building identified and defined by the inspector and agreed to by the client.

The inspector and client prior to the inspection shall agree to the limitation of the visual

examination. As a result, potential sources of mold growth in other areas of the building may not

be inspected.

The inspector shall perform:

• a non-invasive visual examination of the readily accessible, visible, and installed systems

and components of the only the specific room or area defined by the inspector

• At least three air samples (one indoor and two outdoor)

• Probably one surface sampling at an area of concern

The inspector shall report:

• moisture intrusion,

• water damage,

• musty odors,

• apparent mold growth, or

• conditions conducive to mold growth.

• results of a laboratory analysis of all mold samplings taken at the building.

The limited mold inspection is a fast and affordable way to confirm the existence of mold and, if

possible, determine the type of mold present in a specific, defined area of the building.

An example of a Limited Mold Inspection: The inspector’s client requests a limited mold

inspection to be performed. The scope is specifically limited to the under-floor crawlspace of the

building. Only the crawlspace will be inspected including a non-invasive examination of the

crawlspace. At least one mold sample will be taken, typically a tape sample if apparent mold is

visible.

A Limited Mold Inspection includes:

• Visual examination limited to a specific, defined area of the building

• Mold samples

 

Mold Inspection Prices
 

Complete Mold Inspection - $500.00
 

• A non-invasive visual examination of the readily accessible, visible, and installed systems and components of the building.

• Moisture, temperature, and humidity measurements.

• Up to 7 samples total, if warranted. Additional samples, if warranted, are priced at the bottom of this page.

The report will include:

• Identification of moisture intrusion, water damage, musty odors, apparent mold growth, or conditions conducive to mold growth

• Results of a laboratory analysis of all mold samplings taken at the building. 

 

Limited Mold Inspection  - $350

Inspection of up to 4 areas of concern in the building, identified by the client. Inspection includes up to 3 samples, lab analysis, and report. Additional samples, if warranted, are priced at the bottom of this page.

The report will include:

• Identification of moisture intrusion, water damage, musty odors, apparent mold growth, or conditions conducive to mold growth

• Results of a laboratory analysis of all mold samplings taken at the building.

 

Limited Mold Inspection (During a Home Inspection) - $125 per sample

Inspection includes sampling, lab analysis, and report.

The report will include:

• Identification of moisture intrusion, water damage, musty odors, apparent mold growth, or conditions conducive to mold growth

• Results of a laboratory analysis of all mold samplings taken at the building.
 

Mold Clearance Inspection – $400.00

To access the effectiveness of previous mold remediation efforts. Includes 3 samples. Additional samples, if warranted, are priced at the bottom of this page.

The report will include:

• Results of a laboratory analysis of all mold samplings taken at the building.

Iac2 protocol 

AIR SAMPLING: 

THE PURPOSE OF AIR SAMPLING IS TO DETERMINE THE TYPE AND AMOUNT OF AIRBORNE CONTAMINATION IN A BUILDING. AIR SAMPLING MAY BE NECESSARY IF THE PRESENCE OF MOLD, ALLERGENS OR TOXINS IS SUSPECTED (E.G.: MUSTY ODORS, ALLERGIES) BUT CANNOT BE IDENTIFIED BY A VISUAL INSPECTION. WHEN AIR SAMPLING IS PERFORMED, BOTH THE INDOOR AIR AND OUTDOOR AIR ARE SAMPLED, SO THE RESULTS CAN BE COMPARED TO SEE IF A PROBLEM EXISTS. TYPICALLY, THE INDOOR SAMPLE IS TAKEN WHILE THE HEATING AND/OR AIR CONDITIONING UNIT IS OPERATING; THIS WILL ENSURE THE INTERIOR AIR IS EFFECTIVELY TESTED.

 

TAPE/SWAB SAMPLING:  

TAPE/SWAB SAMPLES ARE USUALLY COLLECTED FROM VISIBLE MOLDY SURFACES BY WIPING THE AREA WITH A STERILE SWAB. THIS TYPE OF SAMPLING IS USED TO IDENTIFY SPECIFIC MOLD TYPES.

 

RECOMMENDATIONS AND LABORATORY RESULTS:

ONCE THE HOME HAS A VISUAL INSPECTION AND THE MOLD CIRCUMSTANCE EVALUATED, ACTION CAN BE PLANNED TO CLEAN IT UP AND PREVENT FUTURE CONTAMINATION. BASED UPON SITE EVALUATIONS AND SAMPLING LAB ANALYSIS RESULTS, YOUR INSPECTOR CAN PROVIDE A DETAILED WRITTEN REPORT THAT CAN BE USED FOR DISCLOSURE AND REFERENCES. IN ALL SITUATIONS, IF MOLD EXISTS, THE UNDERLYING CAUSE OF THE WATER DAMAGE MUST BE CORRECTED.
